4. SMS/MMS Messaging Terms and Conditions

By opting in to receive text messages from Spruce Residential, you agree to the following:

The Spruce Residential messaging program consists of general conversational messaging to answer questions, provide support, send transactional notifications (such as rent reminders, maintenance updates, and lease-related communications), and deliver other informational messages related to your tenancy or inquiry.
  2. You can cancel the SMS service at any time. Just text "STOP" to the phone number from which you received messages. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.
  3. If you are experiencing issues with the messaging program you can reply with the keyword HELP for more assistance, or you can get help directly at hello@spruceresidential.com or by calling (316) 444-4365.
  4. Carriers are not liable for delayed or undelivered messages.
  5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency will vary based on communication needs. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.
  6. By providing your phone number and opting in to our messaging program — whether through our website contact form, resident portal activation (AppFolio), or other written or electronic means — you expressly consent to receive informational and transactional text messages from Spruce Residential LLC. Consent is not a condition of any purchase or tenancy.

5. Messaging Consent and Opt-In Methods

We obtain consent to send text messages through the following methods:

  • Website Contact Form: When a visitor submits our contact form at spruceresidential.com and checks the box agreeing to receive informational text messages from Spruce Residential LLC.
  • Resident Portal Activation: When a tenant activates their AppFolio resident portal account, which includes consent to receive transactional and informational communications, including text messages, as part of the portal terms of service.

In all cases, the type of messages, approximate frequency, message and data rate disclosures, and instructions for STOP and HELP are provided at the point of opt-in.
